How does the bidding process work in Sweden and what conditions can I include?

Bidding ("budgivning") in Sweden is unregulated – the agent ("mäklare") receives bids and informs other interested parties ("spekulanter"). You're not legally bound until the contract ("köpeavtal") is signed, but withdrawing an accepted bid is very poor form. Common conditions include loan clauses ("låneklausul") (purchase depends on loan approval within 1-2 weeks) and inspection clauses ("besiktningsklausul"). The more conditions, the weaker your bid appears to sellers. Decide your limit in advance and only place bids you're prepared to stand by.
