How do co-op apartments (bostadsrätt) differ from freehold properties in Sweden?
With a co-op apartment ("bostadsrätt"), you buy a share in a housing association ("bostadsrättsförening") giving you the right to use the apartment – you don't own the property itself. For freehold ("äganderätt") (villa, townhouse ("radhus")), you own the property directly. For co-ops, you pay a monthly fee ("månadsavgift") covering heating, water, and maintenance, while homeowners pay these themselves. Co-ops don't require registration fees ("lagfart") or mortgage deeds ("pantbrev") but have a pledge fee ("pantsättningsavgift"). For properties, you pay 1.5% registration fee ("stämpelskatt") and 2% for mortgage deeds ("pantbrev").
