How do I assess a housing association's finances before buying?
Focus on debt per square meter (under 5,000 SEK/sqm is good, over 10,000 SEK/sqm is high), cash flow, and the maintenance plan ("underhållsplan"). Check if the association makes allocations to the maintenance fund ("underhållsfond") and if there are planned renovations that could lead to higher fees. Review the annual report ("årsredovisning") for liquidity and upcoming major projects. Also check whether the association has ground lease ("tomträtt") or owns the land – ground lease fees ("tomträttsavgäld") can increase significantly when renegotiated. A financially weak association can make it harder to get a loan or affect your interest rate.
