How do building permits, zoning, and property restrictions work?

The detailed development plan ("detaljplan") controls what can be built – number of floors, building area, distance to boundaries. For extensions, garages, or major changes, you usually need building permits ("bygglov") from the municipality. Heritage-listed ("K-märkta") buildings have restrictions on facade and interior changes requiring special materials and methods. Shore protection ("strandskydd") generally applies 100m from water bodies prohibiting new buildings. Easements ("servitut") are rights allowing others to use your land (e.g., roads, utilities).
