How does the amortization requirement work and can I get exemptions?

If you borrow more than 70% of the home's value, you must amortize ("amortera") at least 2% per year, and between 50-70% at least 1% per year. The previous extra 1% amortization requirement for debt exceeding 4.5 times gross income was removed in April 2026. The bank can grant exemption for up to five years under special circumstances like unemployment, illness, divorce, or other financial difficulties. You need to actively apply and demonstrate legitimate reasons. When the exemption period ends, you return to regular amortization ("amortering").
