Major Banks vs Savings Banks vs Subprime Lenders

Full-Service Banks ("Storbanker")
e.g. Swedbank, SEB, Nordea, Danske Bank, ICA Banken. Offer complete banking with salary accounts ("Lönekonto"), savings, insurance, and mortgages. Often reward you for bringing all your business.
Rate-Focused Lenders
e.g. SBAB, Skandia, Hypoteket. Compete primarily on mortgage rates without requiring a full banking relationship — often without the need to negotiate.
Local Savings Banks ("Sparbanker")
e.g. Sparbanken Skåne, Bergslagens Sparbank. Regional and locally owned. Often competitive rates to attract local customers, but mostly require the customer to either live or purchase property in their municipality ("Kommun").
Subprime Lenders ("Nischbanker")
e.g. Marginalen, Nordax (now part of NOBA Bank Group), Bluestep. Lend to borrowers with credit remarks ("Betalningsanmärkningar") or non-standard profiles. Significantly higher rates to match the higher risk.

Mortgage Brokers

What They Do
Brokers negotiate with multiple banks on your behalf and present the best offer.
Cost
Free for you — the broker earns commission from the bank. Their "best offer" may not always be the absolute cheapest.
Examples
Lånekoll, Compricer Bolån, Zmarta. Some independent, others tied to specific lenders.
When Useful
Great if you don't enjoy negotiating or want to pressure your current bank with a competing offer.
Disadvantages
They only have a limited set of lenders whom they work with. Also make sure to ask whether they issue ONE or several credit checks ("Kreditupplysning"), as multiple may impact your credit rating ("UC") negatively.

What to Compare Beyond Rate

Fees
Setup fee ("Uppläggningsavgift"), valuation fee ("Värderingsavgift"), statement fee ("Aviavgift"). Small fees can add up.
Flexibility
Can you make extra payments without penalty? Pause amortization if needed?
Service
Phone support, digital tools, advisor access. Important when things get complicated.
Bundling Requirements
Some banks require salary account ("Lönekonto"), insurance, or savings for the best rate. Calculate whether the bundle actually saves you money.

Negotiation Tactics

Check for potential Discounts
Most banks offer discounts on the mortgage rate e.g. for environmentally friendly real estate ("Grönt bolån"), trade union membership ("Fackföreningsmedlemskap"), moving your pension ("Tjänstepension") to that lender, among others.
Get Competing Offers
The single most effective tactic. Get written quotes from 2–3 banks, or personalized negotiation-free rates from a comparison site, and let your preferred bank match or beat them.
Call, Don't Click
Even if a lender has a calculator on their website, don't sign online; a phone call can unlock significantly better deals.
Time It Right
Banks are hungriest at end of quarter. Negotiate when your binding period ("Bindningstid") expires — that's when you have leverage.
Bring Total Business
Salary, savings, insurance, pension. Banks discount mortgages to win the whole relationship.
