On a SEK 4,000,000 house the drop equals about SEK 16,000. It is the first fall for houses since January 2026, says Svensk Mäklarstatistik.

House prices in Sweden fell 0.4% in September 2026, according to Svensk Mäklarstatistik, the estate agents' price statistics company. It is the first monthly drop for houses since January 2026. Co-op flat ("bostadsrätt") prices went the other way and rose 1.6%.

A break after half a year of rises

In January 2026 house prices fell 0.2%, and in February 2026 they were almost flat. From March to August 2026 they then rose every month, by between 0.6% and 1.2%. Over twelve months, houses are still 3.9% dearer than a year ago. Co-op flats are up 5.4% on the year.

For a house worth SEK 4,000,000, the drop in September 2026 equals about SEK 16,000. The national average house price was SEK 4,398,000 in September.

Stockholm down, Gothenburg up

Area Houses, 1 month Co-op flats, 1 month
Whole country -0.4% +1.6%
Greater Stockholm -0.6% +2.0%
Greater Gothenburg +1.6% +1.2%
Greater Malmö +0.5% +1.2%

Mäklarstatistik measures the monthly change as a rolling average. The September 2026 figure compares sales in July to September 2026 with June to August 2026.

More sales than last year

The number of sales keeps growing. In September 2026 18,500 homes were sold, 9% more than in the same month last year. Of these, 11,800 were co-op flats and 6,700 houses.

"Our quarterly survey of members shows a market with a good appetite that feels more predictable than it has for a long time, despite the uncertainty about future interest rates," says Oskar Öholm, CEO of Mäklarsamfundet, the estate agents' association.

What it means for you

One month of lower house prices is not a trend. If you sell a house this autumn, compare with the latest sales in your area rather than with prices from the spring. The selling and closing chapter of our mortgage crash course covers what happens to your mortgage when you sell.

In September 2026 the Riksbank signalled that rate hikes are expected to start this year, and its next decision is on 4 November 2026. Svensk Mäklarstatistik publishes the October 2026 figures on 6 November.
