On a SEK 3,000,000 loan the gap is SEK 35,100 a year before tax relief. Compare your rate with your bank's average rate and use the gap to negotiate.

Danske Bank's list rate for a three-month fixed term is 3.84%. Its customers who got a new rate in June 2026 paid 2.67% on average. That is a gap of 1.17 percentage points. On a SEK 3,000,000 mortgage, it is worth SEK 35,100 a year before tax relief.

The list rate ("listränta") is the bank's opening offer. Hardly anyone pays it.

Three rates to keep apart

The list rate is the rate the bank shows on its website. It moves when the bank changes it, as when several big banks raised variable rates by 0.15 points at the end of March 2026.

Your own rate is the list rate minus the discount you have negotiated. It is in your loan agreement.

The average rate ("snittränta") is what the bank's customers paid on average in a given month, after discounts. Konsumenternas, the consumer advice bureau, describes it exactly that way.

Why the average rate is your best benchmark

Since 2015, every mortgage lender in Sweden has had to publish average rates under the rules of Finansinspektionen, the financial supervisor. The rules say that

  • the average must be shown for every fixed term the lender offers
  • it covers loans whose rate was set that month: new loans, renegotiations and renewals
  • it is weighted by loan size, and staff loans are left out
  • it must be published within five working days after the month ends.

The lender must also say which factors it weighs when setting your rate. These can be your loan-to-value ratio, the size of the loan or how much of your banking you do with it.

Three-month average rates in June 2026 sat close together:

Bank June average
Skandia Skandia 2.59%
Landshypotek Bank Landshypotek Bank 2.61%
Danske Bank Danske Bank 2.67%
SEB SEB 2.69%
Länsförsäkringar Länsförsäkringar 2.71%
SBAB SBAB 2.74%
Handelsbanken Handelsbanken 2.75%
Swedbank Swedbank 2.76%
Nordea Nordea 2.79%

Nordea's list rate has been 3.94% since 12 June 2026. That is 1.15 points above its June average.

How to use the average rate

Compare your own rate with your bank's average for the same fixed term. Our current rates page shows each bank's list and average rates side by side. If you are clearly above it, you pay more than the bank's typical customer. That is your argument when you call.

Konsumenternas points out that the bank has no duty to cut your rate. But if you never ask, you never find out what you could have saved.

The news agency TT reported in 2025 that the list rate was in several cases a full point above the average rate. At the time, surveys by Finansinspektionen showed that only about one borrower in five had renegotiated in recent months.

Worked example: SEK 3,000,000

At Danske Bank's 3.84% list rate the loan costs SEK 115,200 a year. At the bank's June 2026 average of 2.67% it costs SEK 80,100. The difference is SEK 35,100 a year.

If two of you share the loan, the 30% interest deduction ("ränteavdrag") covers all the interest and the gap is SEK 24,570 a year. A single borrower gets only 21% on interest above SEK 100,000, so the gap is SEK 25,938.

Get the discount in writing

If the bank closes part of the gap, get it in writing. Ask how long the discount lasts as well. Konsumenternas advises you to track when your next negotiation is due, because the bank does not always remind you.

The July 2026 averages come out in early August 2026. Check then whether your bank still sits where you think.
