Swedish green mortgages: class A can cut your rate by 0.10 points

On a SEK 3,000,000 loan the discount is worth SEK 3,000 a year. At several banks, class B only counts if the certificate predates 1 October 2026.
If your home has energy class A, several big Swedish banks will cut your mortgage rate by 0.10 percentage points. On a SEK 3,000,000 loan, that is SEK 3,000 a year, or SEK 2,100 after the interest deduction.
At several of them class B also counts, but since 1 October 2026 only if the energy performance certificate ("energideklaration") was issued before that date.
What the certificate is
An energy performance certificate shows how much energy a building uses. A certified energy expert produces it. The building gets an energy class, where A is the best. In May 2026, Sweden also added class A0 for the most efficient buildings.
The certificate is valid for ten years. A building that is sold must have a valid certificate. If you own a detached or terraced house, you need one when you sell.
A housing association ("bostadsrättsförening") must always have one for its building. If you live in a co-op flat, the association's certificate is the one that counts for your mortgage.
You can search for the certificate in the register of Boverket, the Swedish housing authority.
New rules from 1 October 2026
New rules on energy performance certificates took effect on 1 October 2026. They are part of how Sweden applies the EU directive on the energy performance of buildings. Several banks have changed their terms at the same time. For certificates issued from 1 October, they require class A. An older certificate with class B is still accepted.

SEB and Handelsbanken list A or B on their pages with no date. Still ask the bank if your certificate was issued after 1 October 2026.
The discount comes off the rate you already have. At Handelsbanken, a green mortgage gives a rate 0.10 points below the one you already have there. At Swedbank, you need to apply again when a fixed term ends.

Is it worth chasing class A?
The discount alone rarely pays for a big renovation. SEK 2,100 a year after tax relief adds up to SEK 21,000 over ten years, if the loan stays the same size. That does not go far towards new windows or extra insulation. An energy-efficient home also costs less to heat and power. Count both when you compare.
What you can do:
- Check the energy class before you buy. It is often in the listing, otherwise in Boverket's register.
- Ask the housing association. In a co-op flat, the building's class decides. The board knows whether a certificate exists and when it was made.
- Ask for the discount. It does not always appear by itself. At several banks you apply in the online bank.
- Compare the whole rate. A green discount at a bank with a high rate can still cost more than another bank without one.
