Understand your budget and how much you can borrow
Housing Costs
- Mortgage interest –
- Your biggest ongoing cost. Interest rate varies by fixed period and bank. Always compare multiple lenders.
- Mortgage amortization –
- Mandatory loan repayment ("amortering"). 0–3% per year depending on loan-to-value and debt ratio. Builds your equity.
- Utilities and insurance –
- Electricity, internet, and home insurance ("hemförsäkring") are always on you. Budget 1,500–3,000 SEK/month depending on property.
- Cooperative fee –
- The coop fee ("avgift") covers water, heating, stairwell, elevator, garbage, common areas, and maintenance. Varies 2,000–7,000+ SEK/month.
- Running costs (freehold) –
- For houses: heating, water, sewage, garbage collection, property insurance, maintenance. Budget 4,000–8,000+ SEK/month.
- Property tax/fee –
- Coop: none. House: municipal property fee ("fastighetsavgift"), max ~9,000 SEK/year. New builds may have reduced fee for 15 years.
Cost Reductions
- Interest tax deduction –
- You can deduct 30% of interest costs from taxes ("ränteavdrag"). Pay 10,000 SEK/month in interest, save 3,000 SEK.
- Rent out room(s) –
- Renting out a room in your home is tax-free up to 50,000 SEK/year plus 20% of rental income.
- Shared facilities –
- Many coops have laundry, gym, sauna, or guest apartment included in the fee. Can save thousands per year.
- Association parking –
- Garage or parking through the association is often cheaper than renting externally. Check the queue and cost.
