Swedbank, Nordea and Danske Bank lift variable list rates to 3.89-3.99%. On a SEK 3 million loan that is SEK 4,500 a year, SEK 3,150 after tax relief.

Swedbank and Nordea are raising their variable mortgage rate by 0.15 percentage points today, 30 March 2026. Danske Bank did the same on Friday 27 March. The Riksbank has not raised its policy rate ("styrränta"), which stays at 1.75%.

New list rates for a three-month fixed period

Bank Change New list rate
Danske Bank Danske Bank +0.15 3.89%
Swedbank Swedbank +0.15 3.94%
Nordea Nordea +0.15 3.99%

Länsförsäkringar and Landshypotek Bank raised their three-month rate by 0.15 points last week.

Why are banks raising rates now?

Banks fund themselves at market rates. "Short-term market rates have risen markedly, which has led to a sharp rise in funding costs," says Nicklas Ilebrand, head of retail at Danske Bank.

According to the news agency TT, traders in the interest rate market expect the Riksbank to raise its rate this year, as inflation is set to rise in the wake of the Iran war.

Fixed rates had already gone up last week. SBAB raised them by up to 0.45 percentage points. Danske Bank and SEB raised them by up to 0.40 points for terms between one and ten years.

What it costs you

A rise of 0.15 points on a SEK 3,000,000 loan costs SEK 4,500 more a year, or SEK 375 a month. After the 30% interest deduction ("ränteavdrag") it is SEK 3,150 a year.

Most borrowers do not pay the list rate ("listränta"). Bolån Radar's data shows February 2026 average three-month rates of 2.57% at Danske Bank, 2.59% at Swedbank and 2.67% at Nordea.

Your own rate may be well below the list rate. You can compare list and average rates for every bank under current mortgage rates. Ask your bank whether the rise applies to your loan and from which date.

A fixed loan does not change until its fixed period ends. If yours ends soon, compare several banks and negotiate. The Riksbank's next rate decision is on 7 May 2026.
